Originally published in October 2024, this is a reprint of the blog-post where I shared my experience of setting-up our latest serviced accommodation unit in Sheffield.

Since 2019, we have been running our serviced accommodation short-let business and dedicated ourselves to creating living spaces defined by thoughtful design experimentation and meticulous attention to detail. Each property is approached with a focus on maximizing space, enhancing natural light, and tailoring aesthetics to our target customer segment, all while adhering to a minimalist style that prioritizes simplicity, functionality, and elegance.
In our latest project, we acquired an end-of-terrace, three-bedroom house with separate kitchen, bathroom, lounge, and living room areas, spanning over 65 sqm. With a budget of £5,000 for furnishings and décor, we transformed this property into a harmonious and inviting space. Here’s how we achieved a professional yet welcoming atmosphere through strategic design choices.
Property Layout and Design Vision
The property, renovated and left as a blank slate by the previous owner, featured pristine white walls and ample natural light throughout the house due to its corner plot positioning. Recognizing the potential, we converted the ground-floor lounge into a fourth bedroom, optimizing the existing living room’s ample space to accommodate dining and sitting areas comfortably.
The project’s central design theme leveraged darker colours to add sophistication and contrast against the white walls, creating depth and balance. Lighter accents in pillows, décor, and bedding softened the overall effect, maintaining a bright and airy feel. Inspiration was drawn from property forums, Pinterest, the Dulux Colour System, and discussions with our team, including our property manager, business partner, and family & friends, to ensure that every detail aligned with our vision.

Living Room and Kitchen: A Refined and Inviting Atmosphere
With two large windows and high ceilings, the living room boasts an abundance of natural light, providing the ideal setting for darker furniture and feature walls. We selected a dark blue two-seater sofa, a black three-seater sofa-bed, and dark grey dining chairs paired with a lighter grey tabletop for a sophisticated contrast.
The idea of using wood panelling for a feature wall was something I always wanted to try and the chimney breast in the living room looked a great spot for experimenting with that. A distinctive wood slat feature wall adds warmth and texture to the space. We chose dark walnut panels for the chimney breast, painting around them with Dulux Sapphire Salute paint to further emphasize the feature wall. A wall-mounted 41-inch TV, paired with slimline Besta cabinets from Ikea, completes this functional yet stylish entertainment setup, keeping all wiring neatly concealed within the cabinet.
The kitchen, equipped with modern integrated appliances, was enhanced by installing a washer/dryer and additional small appliances like a microwave, toaster, kettle, and coffee machine. By removing the door between the kitchen and living room, we opened up additional space, making room for a cosy two-seater settee.
Two white Venetian blinds were fitted in the living room and a grey roller blind for the kitchen window. Pictures, plants and stylish lighting further added homely and cosy atmosphere.

Ground Floor Bedroom: Style Meets Versatility
In converting the former lounge into a bedroom, we embraced the room’s natural brightness by selecting Dulux Guild Green paint for a striking feature wall. Despite initial hesitation, the deep green tone dried beautifully, creating a rich and welcoming aesthetic. This room was fitted with zip-and-link beds that will allow splitting them into two single beds to accommodate varying guest needs.
Practical and versatile furnishings, including a desk with chair, hanging wardrobe, mirror, bedside tables with lamps, complete the space, making it adaptable for couples or individuals alike.

First-Floor Bedrooms and Bathroom: Serenity and Space Optimization
Upstairs, the master bedroom offers ample space and a light blue feature wall further enhanced the sense of openness while ensuring a tranquil atmosphere. A zip-and-link bed provides flexibility, and a wall-mounted wardrobe with mirror, desk, and blackout curtains complete the room.
The smaller bedroom, though compact, comfortably accommodated a double bed, enhancing comfort for single or couple guests.
The bathroom, thoughtfully renovated by the previous owner, was further refined with a modern shower, mirror, towel rail, and sleek shelving for maximum convenience.

Loft Bedroom: Secluded Comfort with Stunning Views
Located on the top floor, the loft bedroom is an ideal retreat for guests seeking a peaceful and more secluded space. Although the room’s height is slightly reduced compared to the lower floors, the 12 sqm area feels ample. The elevated location offers picturesque views of the cityscape, especially on clear days.
To create a cosy atmosphere, we used softer, darker tones for the feature wall, paired with carefully selected furnishings that invite relaxation.

Functional Details for Guest-Centric Convenience
To maximize functionality, we incorporated several thoughtful touches across the property.
Industrial-Style Wall-Mounted Clothes Racks: These sleek racks provide an efficient alternative to bulky wardrobes, keeping items visible and accessible for guests. For longer stays or for any extra storage needs guests can use storage drawers under the beds, however for short term stays this solution deemed to be ideal.

Workspace in Every Bedroom: Space allowing, bedrooms are fitted with a desk and chair, allowing guests to work comfortably during their stay.



Hanging TV Unit: In the living room, wall-mounted Besta cabinets conceal broadband router, wires, and essentials while keeping surfaces tidy and accessible. Plus this solution did not cost a fortune!

Shower head and hose for extra comfort and great experience.

Energy-Efficient Lighting: Bright, stylish LED lighting is installed throughout the property, minimizing electricity consumption while enhancing ambiance.





Compact C-Shaped Coffee Tables: These space-saving tables can be tucked away or repositioned with ease, enhancing flexibility and convenience, and helping to avoid cluttering the living room.

Efficient Planning and Execution
The project’s success hinged on strategic pre-planning and close collaboration with my business partner and property manager. By pre-ordering furnishings and finalizing design plans well before receiving the keys, we ensured a quick turnaround, completing the staging and furnishing within two weeks.
This collaborative approach was invaluable, from brainstorming design ideas to handling the demands of the renovation process. Thanks to my business partner and my property manager for all their support and collaboration. Special thanks to my wife, whose support at home allowed us to focus on delivering a seamless, high-quality accommodation experience.
